Mold Dog Detection – $899

Accurately find out where the mold is, same day. Mold Dog Detection Includes:

  1. 20 Minute Pre-inspection Consultation
  2. Exterior of Home Visual Inspection (Weather Permitting)
  3. Certified Mold Detection Dog search of all air-conditioned living spaces, all mold dog alerts will be checked for active water saturation.
  4. Mold Dog Detection of up to Two (2) vehicles and One (1) R.V. or Camper. Vehicles must be onsite at time of inspection.  
  5. All areas of alert will be marked via onsite alert place holder, all areas of alert with active saturation or growth will be marked with signifying sticker.
  6. Certified Mold Inspection of attic, unfinished basement and/or crawlspace included.
  7. Photo Report with detailed commentary of all alert locations, attic inspection, unfinished basement and/or crawlspace inspection will be presented via email within 24-48 hours of inspection.

Prices vary based on building(s) size (over 4k sq ft) and travel distance (over 4 hours). Time of inspection & final price may be adjusted and all scheduling will be confirmed in 20 Minute Pre-inspection Phone Consultation. 3rd Party Lab processed Mold Testing can be included for an additional discounted fee of $300 for 3 samples, then $50 per additional sample. Limited Microbial Growth Report can be added for $150 extra.

Mold Dog Plus – $1,199

Mod Dog Detection with deeper alert(s) investigation, includes:

  1. 20 Minute Pre-inspection Consultation
  2. Exterior of Home Visual Inspection (Weather Permitting)
  3. Certified Mold Detection Dog search of all air-conditioned living spaces.
  4. All areas of mold dog alert will have moisture checked via moisture meter, Hygrometer Readings (Relative Humidity and Dew Point) & Thermal Imaging. When physical substance is present ATP Testing will be performed. Borescope, thermal/air tracking (smoke pen) and cavity wall sampling can be performed when applicable or requested. 
  5. Certified Mold Dog Detection of up to Two (2) vehicles and One (1) R.V. or Camper. Vehicles must be onsite at time of building inspection. 
  6. All areas of alert will be marked via onsite alert place holder, all areas of alert with active saturation or growth will be marked with signifying sticker.
  7. Certified Mold Inspection of attic, unfinished basement and/or crawlspace included.
  8.  Photo Report with detailed commentary of all alert locations and inspections & Limited Microbial Inspection Report will be presented via email within 24-48 hours of inspection.

  2.  Exterior of Home Visual Inspection, including Drone (Weather Permitting)
  3. Certified Mold Detection Dog search of all air-conditioned living spaces.
  4. All areas of alert will have moisture checked via Moisture Meter, Hygrometer Readings & Thermal Imaging. When physical substance is present ATP Testing will be performed. Borescope, thermal/air tracking (smoke pen) and cavity wall sampling can be performed when applicable or requested. 
  5. Certified Mold Dog Detection of up to Two (2) vehicles and One (1) R.V. or Camper. Vehicles must be onsite at time of building inspection.

Our Crawlspace Mold and Water Inspection service ensures your homes Crawlspace is dry and mold free. We utilize ATP Testing, Air Relative Humidity Readings, Lumber Moisture Content Readings, Full Interior Foundation Water Intrusion Evaluation, Current Vapor Barrier Evaluation and If present, Dehumidifier Evaluation to identify issues that can compromise your home’s structure and air quality. All Crawlspace Mold and Water Inspections come with a detailed report of findings, professional solutions recommendations and photo report with detailed commentary. Starting at price is for 2,000 square feet and below. 

Crawlspace Inspections are limited to the safety and accessibility of the crawlspace, which shall be determined by the inspector at the time of inspection. Limited access and areas where insulation is present may be excluded.

Attic Inspection –

Starting at $149 

Ensures your homes Attic is dry and visible mold free. 

We utilize ATP Testing, Air Relative Humidity Readings, Lumber Moisture Content Readings, Visual Inspection of the interior side of accessible roof decking lumber for Water Intrusion Evaluation and If present, Dehumidifier Evaluation to identify issues that can compromise your home’s attic space lumber and air quality. All Attic Mold and Water Inspections come with a detailed report of findings with professional solutions recommendations and photo report with detailed commentary. (This is NOT a roofing material quality evaluation or roof leak evaluation, contact for roofing professional recommendations if needed). Starting at price is for 1,500 square feet and below. 

Attic Inspections are limited to the safety and accessibility of the attic space, which shall be determined by the inspector at the time of inspection. Limited access, excessively high temperatures, and areas where insulation is present may be excluded. 

Spore Trap Testing –

Starting at $350 

Spore Trap Mold Air Testing identifies mold spores, by type and amounts, in your home’s air or walls, ensuring a clean air environment .

This service is sometimes recommend for detecting possible hidden mold issues by type as this may help identify saturation vs humidity driven growth causes. Spore Trap Mold Air Testing includes 3 samples, one outdoor to establish a baseline and two indoor at select locations. Additional area sampling can be provided, at the same time as original testing, for $50 per sample requested. Once sampling is completed the samples will be directly delivered to be processed by a independent third party lab. The results of the testing will be presented with a thorough evaluation of results, as well as a photo report of sample collection sites. Testing reports are provided within 24 to 48 hours of testing, not including weekends.

Cavity Spore Trap Testing does require 1/4 inch hole drilling damage to the building material surface and we do not repair these areas after drilling. 

Swab and Lift Tape Testing –

$350  

($50 per sample if Spore Trap Testing is already being performed)

Lift Tape or Swab Sample Mold Testing helps to identify visually present mold colonies by type.

This service is required for identifying exact types of mold growths found in a homes interior, basement, crawlspace or attic. Lift Tape or Swab Sample Mold Testing includes up to 3 indoor samples at selected locations. Once sampling is completed the samples will be directly delivered to be processed by a independent third party lab. The results of the testing will be presented with a thorough evaluation of results, as well as a photo report of sample collection sites. Testing reports are provided within 24 to 48 hours of testing, not including weekends.

Full Home Mold & Moisture Inspection –

Starting at $499 

We utilize ATP Testing, Video Particle Count (Interior Only), Air Relative Humidity Readings, Exposed Lumber and Building Material Moisture Content Readings, Visual Inspection of the crawlspace, interior living areas and attic for water intrusion evaluation and if present, dehumidifier evaluation to identify issues that can compromise your home’s building materials and air quality. All Full Home Mold & Moisture Inspections come with a detailed report of findings with professional solutions recommendations and photo report with detailed commentary. Upgrades options are available for Drone Inspections, Thermal Inspections and 3rd party lab Mold Testing to be included.  

Full Home Inspections are limited to the safety and accessibility of the inspected spaces, which shall be determined by the inspector at the time of inspection. Limited access, excessively high temperatures, and areas where insulation is present may be excluded.
